Abu Dhabi Real Estate Market Observatory
A data-led view of Abu Dhabi’s residential property market, combining official registered market data, developer disclosures and established institutional research with clearly labelled analysis by Ayman Sadieh.
Abu Dhabi Residential Market — H1 2026
The core figures below are directly reported by ADREC unless otherwise stated.
What Is Happening in Abu Dhabi Real Estate in 2026?
Abu Dhabi recorded AED 117 billion of real estate transactions in H1 2026, while residential unit sales reached AED 70.4 billion. Off-plan transactions represented 89% of residential sales value and 82% of deals. The market also recorded 233,000 active residential lease contracts, while approximately 71,000 additional homes are projected through 2030.
The headline growth is substantial, but it should not be interpreted as uniform appreciation across every property. The current market is highly differentiated by community, project, entry price, future competing supply and the depth of eventual resale demand.
How Fast Has the Residential Market Grown?
Reported values and calculated metrics are deliberately separated.
| Indicator | H1 2025 | H1 2026 | Change | Data Type |
|---|---|---|---|---|
| Residential unit sales | AED 25.3B | AED 70.4B | +178% | Calculated |
| Investment-zone activity | AED 26.7B | AED 75B | +181% | Official |
| Emirati residential purchases | AED 8.9B | AED 21B | ~+136% | Calculated |
| Non-resident investor nationalities | 82 | 116 | ~+41.5% | Calculated |
| Foreign direct investment | Prior-period base | AED 13.8B | +309% | Official |
Abu Dhabi’s H1 2026 residential growth is exceptionally strong, but the expansion is heavily concentrated in off-plan sales and a relatively small group of leading communities, projects and developers.
How Much of the Market Is Off-Plan?
Off-plan dominated residential activity in H1 2026, but market share should not be confused with investment quality.
82% of residential sales deals were off-plan. ADREC also reports that 61% of ready-market purchases were completed in cash.
Off-plan market share should not be treated as proof that an off-plan purchase is automatically preferable. The exact unit should still be compared with ready alternatives, current resale pricing, future competing supply and the expected buyer pool at exit.
Which Communities Are Driving Residential Sales?
| Community | H1 2026 Sales | Share / Signal | Source Type |
|---|---|---|---|
| Hudayriyat Island | AED 19.0B | 27% of residential sales value | Official |
| Saadiyat Island | AED 13.3B | ~18.9% calculated share | Calculated |
| Al Reem + Al Maryah | AED 10.5B | ~14.9% calculated share | Calculated |
| Yas Island | AED 7.3B | ~10.4% calculated share | Calculated |

Official · ADRECTop 10 Developers
Ten developers represented AED 51 billion of primary off-plan residential sales.
Official · ADRECAbu Dhabi’s market is expanding rapidly, but activity remains highly concentrated. Community selection, developer quality and project-level positioning therefore matter more than the emirate-wide growth rate alone.
How Much New Housing Is Coming to Abu Dhabi?
The market has a substantial future pipeline, but the relevant investment question is how much directly competing supply will arrive around the same handover period as the property being considered.
ADREC’s approximately 71,000 units represent a broad projected incremental supply measure through 2030. Knight Frank separately tracks approximately 36,900 homes already under construction for 2026–2030. These are different supply definitions.
| Institutional Under-Construction Context | Value | Definition |
|---|---|---|
| Abu Dhabi residential pipeline | ~36,900 homes | Knight Frank: under construction, 2026–2030 |
| Yas Island | ~7,700 units | Under construction |
| Fahid Island | ~3,550 units | Under construction |
| Saadiyat Island | ~3,250 units | Under construction |
A citywide supply number is not sufficient for an investment decision. A waterfront villa and a one-bedroom investment apartment may sit in the same community but face completely different levels of future competition.
What Is Happening to Abu Dhabi Rents?
Lease value grew faster than contract volume, while new-lease pricing also increased. That indicates pricing pressure, but it does not automatically prove that rental yields are improving because purchase prices are also rising.
How International Is Abu Dhabi’s Buyer Market?
Investor Nationalities
Non-resident investors from 116 nationalities were active in H1 2026, compared with 82 in H1 2025.
Official · ADRECForeign Direct Investment
ADREC reported foreign direct investment growth of 309% year on year.
Official · ADRECInvestment-Zone Activity
Investment-zone activity increased 181% from AED 26.7 billion in H1 2025.
Official · ADRECBroader international participation expands the potential future buyer pool, but liquidity still varies materially by community, property type, price band and project.

Ayman Sadieh’s Market View
Abu Dhabi’s H1 2026 residential growth is exceptionally strong, but the expansion is heavily concentrated in off-plan sales and a relatively small group of communities, projects and developers.
Off-plan dominance is a market-structure signal, not proof that every off-plan unit offers better value than ready or resale alternatives.
Future supply must be measured at the property level. The most relevant question is how much directly comparable stock will compete around the same handover period.
The next stage of the cycle will increasingly test resale depth, rental absorption and whether premium launch pricing remains supported as more projects complete.
How Ayman Sadieh Research Handles Market Data
Official data takes precedence
Registered government data is preferred for transaction, lease, mortgage and broad supply metrics. Third-party research is used as a separate evidence layer rather than merged invisibly into official statistics.
Reported and calculated metrics are separated
If ADREC reports a number, it is labelled Official. If Ayman Research divides or compares approved source values to produce a new metric, that output is labelled Calculated and the formula is retained.
Asking price is not treated as achieved price
Advertised prices, developer list prices and registered transaction prices describe different parts of the market. They should not be treated as interchangeable.
Supply definitions remain separate
Projected incremental supply, currently under-construction supply, announced masterplan capacity and developer pipeline are separate concepts. Each must retain its original definition.
Interpretation is explicitly labelled
Market commentary by Ayman Sadieh is professional analysis based on the available evidence. It is not an official ADREC classification and should not be read as a guarantee of future performance.

Need to Apply the Market Data to a Specific Property?
Market data provides context. The decision still depends on the exact property, entry price, comparable alternatives, competing supply, ownership costs and your intended holding period.
Market research is provided for general information and professional context. It is not a guarantee of future price movement, rental return or investment performance.
