Research Data Sources & Standards
The source framework behind Ayman Sadieh Research — showing where Abu Dhabi real estate data comes from, what each source can support, and how evidence is classified before it appears in market reports, community intelligence pages and investment analysis.
What Makes a Source Publishable?
A source is only useful when its geography, time period, metric definition and evidence type are clear. The same number can mean something very different depending on whether it is registered, advertised, developer-reported, independently researched or calculated.
Traceable
The source should be identifiable and capable of being revisited or verified.
Defined
The metric needs a clear definition, geography, period and unit.
Appropriate
A source is used only for claims it can reasonably support.
Labelled
Official, independent, marketplace, calculated and observational evidence remain visibly distinct.
Registered transaction data should not be replaced by asking-price portals, and asking-price portals should not be represented as registered market evidence. Each source class serves a different research purpose.
Primary Sources for Registered Market and Regulatory Facts
Official and regulatory sources take priority for registered transactions, real estate services, regulations, government policy, planning and jurisdictional facts.
Abu Dhabi Real Estate Centre.
Used for- Registered real estate transaction values and volumes
- Residential sales and lease indicators
- Mortgage activity
- Investment-zone activity
- Official real estate market reports
- Individual portal asking prices
- Broker opinion
Abu Dhabi Department of Municipalities and Transport.
Used for- Urban planning and municipal context
- Built-environment and land-related services
- Transport and infrastructure information
- Official municipal announcements
- Planning, infrastructure and policy context
Abu Dhabi Global Market.
Used for- ADGM jurisdictional and regulatory facts
- Financial-centre expansion and business context
- Official announcements and regulatory publications
- Al Maryah and wider business-demand context
Emirates News Agency.
Used for- Government announcements
- Official economic and policy news
- Statements from public entities
- Primary-source news confirmation where applicable
When an official Abu Dhabi source and a secondary source report the same market metric differently, Ayman Research prioritises the official definition unless there is a documented reason to preserve the secondary source as a separate measure.
Direct Sources for Project and Developer Facts
Developer websites, investor-relations materials, financial results and official project announcements are used for facts controlled by the developer itself.
- Project names, unit mixes and developer disclosures
- Launches, sales announcements and investor materials
- Corporate results and portfolio information
- Total Abu Dhabi market activity
- Independent resale valuation
- Hudayriyat project facts
- Launches and sales announcements
- Corporate financial and backlog disclosures
- Developer-specific evidence only
- Bloom project and community facts
- Property types and project disclosures
- Official company information
- Project-level and company-level evidence
- Eagle Hills
- SAAS Properties
- National Investment Corporation
- Ohana Development
- Other verified Abu Dhabi developers
- Use direct project or corporate disclosures where possible
A developer’s sales figure describes that developer, project or portfolio. It is not automatically treated as the emirate’s total market volume unless an official market source independently supports that interpretation.
When External Research Adds Useful Market Context
Independent third-party research may be used when it adds market context that is not available in the same form through official Abu Dhabi data. It is treated as supporting evidence rather than a replacement for registered or regulatory sources.
Price Trend Studies
Used selectively to understand changes in residential values, community-level price movements and differences between property segments.
Supply Pipeline Analysis
Used to add context around units under construction, expected handovers and future residential supply when the underlying methodology is clearly defined.
Rental & Demand Context
Used where relevant to compare rental performance, tenant demand, occupancy trends and broader residential demand indicators.
Cross-Market Comparison
Used selectively to compare Abu Dhabi with other regional or international real estate markets when the comparison is based on compatible definitions.
Third-party research is used only when the source methodology, reporting period and metric definition are sufficiently clear. It remains labelled separately from official ADREC data and is not blended with registered transaction statistics without reconciliation.
Asking Prices, Advertised Inventory and Portal Signals
- Current asking-price context
- Advertised rental prices
- Visible inventory and listing evidence
- Area, building and agent marketplace context where relevant
- Automatic proof of achieved transaction value
- Replacement for ADREC registered market data
- Advertised sale and rental inventory
- Asking-price context
- New-project marketplace visibility
- Portal-level market signals where applicable
- Registered Abu Dhabi transaction evidence unless the underlying official source is clear
Asking price is an offer to the market. It is not the same thing as a registered achieved sale price. Marketplace data is therefore used as context, not silently substituted for transaction evidence.
How NAS and Ayman Market Experience Is Used
Direct market experience can reveal behaviour that broad datasets do not capture, but first-party observations must not be presented as emirate-wide facts without supporting evidence.
Active Inventory
Patterns seen in live owner inventory, asking prices, unit positioning and availability.
Buyer Behaviour
Recurring buyer questions, price sensitivity, location preferences and objection patterns.
Negotiation Evidence
Observed gaps between asking price, negotiation range and deal progression in active transactions.
Resale Liquidity
Property-level observations about buyer depth, listing competition and time-to-decision.
Rental Demand
Observed tenant demand, listing response and unit-specific rental competition.
Client Decision Patterns
Recurring trade-offs between ready, resale and off-plan opportunities.
First-party evidence is labelled “Market Observation” or “Ayman Analysis.” It is not presented as an official Abu Dhabi market statistic unless an independent source supports the broader claim.
Derived Metrics Built From Published Source Values
| Metric | Example Formula | Publication Label |
|---|---|---|
| Year-on-year growth | (Current period − prior period) ÷ prior period × 100 | Calculated |
| Community market share | Community sales value ÷ relevant residential market total × 100 | Calculated |
| Geographic concentration | Combined selected-community value ÷ relevant market total × 100 | Calculated |
| Pipeline vs current stock | Projected additional units ÷ current stock × 100 | Calculated |
A calculated metric is only published when its numerator and denominator use compatible geography, period, segment and units. The output is labelled Calculated so it is not mistaken for a source-reported figure.
When a Number Is Not Ready to Publish
Unclear Denominator
The percentage is available, but the population or market base is not sufficiently clear.
Mixed Periods
The values refer to different time windows and cannot be compared cleanly.
Different Definitions
Two credible sources measure different concepts using similar labels.
Unverified Repetition
A number appears across secondary sources, but the original evidence cannot be identified.
If a source reports a percentage share but the denominator appears inconsistent with another published stock figure, the percentage is not independently restated until the definition is reconciled. Where useful, it may remain directly attributed to the original source instead.
Which Source Should Be Used for Which Question?
| Research Question | Preferred Source Class | Secondary Context |
|---|---|---|
| How much property was sold in Abu Dhabi? | Official / ADREC | Independent market commentary |
| What is a developer launching? | Developer direct source | Official approvals where relevant |
| What are owners currently asking? | Marketplace + first-party listings | Agent inventory observations |
| What price was actually achieved? | Registered transaction evidence | First-party deal evidence where appropriate |
| How much supply is under construction? | Official or independent pipeline study | Developer disclosures |
| What is buyer sentiment? | First-party observation + marketplace signals | Independent surveys where available |
| What are the regulations? | Official / regulatory source | Qualified explanatory material |
Questions About Ayman Research Sources
What is the preferred source for Abu Dhabi transaction data?
Official registered market sources take priority, particularly ADREC for Abu Dhabi real estate market reporting.
Can property portals be used for property prices?
Yes, for asking-price and advertised-inventory context. Portal asking prices are not automatically treated as achieved registered transaction prices.
Are developer sales figures considered official market totals?
No. Developer figures describe the relevant developer, project or portfolio unless an official source independently establishes a broader market interpretation.
Why use independent research if official data exists?
Independent research can provide additional pricing, supply, comparative and sector context. It remains separately labelled from official registered data.
How are NAS and Ayman observations used?
They are used as clearly labelled first-party market observations or professional analysis, not as emirate-wide statistics without broader supporting evidence.
What happens when two credible sources disagree?
The definitions, periods and methodologies are compared first. If they measure different concepts, both may be retained separately. If a conflict cannot be reconciled, the claim can be placed on Review Hold.
