Abu Dhabi Property Transactions Hit AED 155 Billion in Eight Months: What It Means for Investors

Abu Dhabi’s real estate market has reached another major milestone in 2026.

Property transactions across the emirate reached approximately AED 155 billion — around USD 42 billion — during the first eight months of the year. More importantly, that figure has already surpassed the approximately AED 142 billion recorded during the whole of 2025.

For me, the most important part of this story is not simply that Abu Dhabi has reached another record.

It is the speed, consistency and composition of the growth.

As someone working closely with buyers and investors in Abu Dhabi, I see these numbers as further evidence that the emirate is moving into a more mature stage of its real estate cycle, supported by international capital, strong off-plan demand and growing confidence in Abu Dhabi as a long-term investment destination.

Abu Dhabi Records AED 155 Billion in Property Transactions

According to Abu Dhabi Real Estate Centre market data reported for January to August 2026, total real estate transaction value reached approximately AED 155 billion.

That compares with around AED 79.9 billion during the corresponding eight-month period of 2025, representing growth of approximately 93.9%.

The figures are particularly significant when compared with Abu Dhabi’s full-year performance.

The emirate recorded approximately AED 142 billion in property transactions throughout 2025. In 2026, the market exceeded that level within only eight months.

Earlier in the year, I examined how this momentum was developing in my analysis of Abu Dhabi’s AED 66 billion Q1 2026 property market.

What we are seeing now confirms that the exceptional first quarter was not an isolated surge.

Sales Transactions Are Driving the Market

Sales transactions accounted for approximately AED 106.9 billion during the first eight months of 2026, compared with around AED 54.7 billion during the corresponding period of 2025.

That represents growth of approximately 95.4%.

Mortgage activity was also strong, reaching around AED 42 billion compared with approximately AED 27 billion a year earlier.

This is an important distinction for investors.

A healthy real estate market should not be evaluated only by rising property prices. Transaction liquidity, buyer participation, mortgage activity and actual sales volumes help us understand whether demand is translating into real transactions.

Abu Dhabi is currently showing strength across several of these indicators.

The AED 155 Billion Figure Follows a Record First Half

The eight-month result becomes even more interesting when we look at the progression of the market throughout 2026.

During Q1 2026, Abu Dhabi recorded AED 66 billion in transactions across 13,518 deals.

By the end of H1 2026, total transactions had reached AED 117 billion, an increase of 112% compared with the first half of 2025.

Sales transactions during H1 alone reached AED 86.1 billion across 16,838 transactions, while mortgage transactions reached AED 26.7 billion.

I discussed those numbers in detail in my previous analysis, Abu Dhabi Real Estate Hits AED 117 Billion in H1 2026.

Reaching approximately AED 155 billion by August means another substantial volume of transactions was completed after the first-half reporting period.

From an investment perspective, consistency matters.

A market driven by one unusually strong month is very different from a market sustaining transaction activity across multiple quarters.

Foreign Investors Are Playing a Bigger Role

One of the strongest signals in Abu Dhabi’s 2026 market has been the growth of international investment.

Foreign direct investment in Abu Dhabi real estate reached AED 13.8 billion during the first half of 2026, already exceeding the amount recorded throughout the whole of 2025.

Non-resident investors from 116 nationalities participated in the market.

For international buyers, this matters because Abu Dhabi is increasingly competing for global capital rather than relying solely on local property demand.

When I speak with overseas investors, the conversation has also changed.

Several years ago, many were still asking whether Abu Dhabi should be considered alongside more established global property destinations.

Today, the questions are much more specific:

Which island offers the strongest long-term value?

Should I choose off-plan or ready property?

Where is future supply limited?

Which projects have genuine end-user demand?

What entry price makes sense?

That shift in the questions investors ask tells us something about how the market itself has evolved.

Off-Plan Property Remains a Major Driver

Another defining characteristic of the Abu Dhabi property market in 2026 is off-plan activity.

ADREC’s H1 2026 residential market report showed AED 70.4 billion in residential unit sales, with off-plan transactions accounting for approximately 89% of that value.

That is an extremely important number.

It demonstrates significant buyer confidence in future developments and in Abu Dhabi’s major developers and master-planned communities.

However, I would not interpret strong off-plan demand as meaning that every new launch is automatically a good investment.

The stronger a market becomes, the more important selection becomes.

Two properties launched at similar prices can produce very different results depending on:

  • Location
  • Developer track record
  • Future supply
  • Unit type
  • Payment structure
  • Handover timeline
  • Rental demand
  • End-user demand
  • Original purchase price

This is why I encourage investors to compare opportunities rather than simply follow whichever project is receiving the most attention.

Which Abu Dhabi Areas Should Investors Watch?

There is no single “best area” for every investor.

Different parts of Abu Dhabi serve different investment strategies.

Saadiyat Island continues to appeal strongly to premium and luxury buyers due to its cultural positioning, beaches, limited prime land and growing collection of high-end residences.

Yas Island combines tourism, entertainment, established residential communities and significant new development activity, making it attractive to both investors and end users.

Al Reem Island remains an important apartment market with strong connectivity to the city and an established rental base.

Hudayriyat Island is emerging as one of Abu Dhabi’s most significant new luxury residential destinations and was the emirate’s leading area for transaction value during Q1 2026.

Other areas may offer stronger rental-income opportunities depending on an investor’s budget. I examine this side of the market separately in my guide to the best areas for rental yield in Abu Dhabi.

The correct community depends on what you are actually trying to achieve.

An investor seeking rental yield should not necessarily buy the same property as someone prioritising long-term capital preservation or waterfront luxury.

Abu Dhabi Still Has New Residential Supply Coming

Strong transaction growth does not mean investors should ignore future supply.

ADREC reported approximately 409,000 residential units across Abu Dhabi and projected around 71,000 additional units through 2030, with deliveries expected to peak around 2028.

That makes community-level analysis increasingly important.

More supply across Abu Dhabi does not automatically mean oversupply in every neighbourhood.

A large apartment pipeline in one district may have almost no effect on limited waterfront villas in another.

The question investors should ask is not:

“How much property is Abu Dhabi building?”

The better question is:

“How much directly competing property will exist around the specific asset I am considering?”

That distinction is fundamental to good investment decisions.

My Perspective: Follow the Fundamentals, Not the Headline

AED 155 billion in eight months is undoubtedly an impressive headline.

But I would never advise someone to buy a property simply because transaction values are breaking records.

Strong markets can still contain poorly priced properties.

Record demand does not eliminate investment risk.

Instead, I see the current numbers as confirmation that Abu Dhabi deserves serious consideration from both regional and international investors.

The fundamentals I pay attention to are clear:

buyer demand is expanding;

international participation is increasing;

off-plan sales remain strong;

major master-planned communities continue to develop;

and substantial public and private investment is reshaping Abu Dhabi’s residential landscape.

For investors, however, the opportunity now requires greater selectivity.

The goal should not be to simply “buy in Abu Dhabi.”

The goal should be to identify the right Abu Dhabi property at the right price, in the right community, for the right investment objective.

That is where professional market analysis becomes valuable.

What Does the AED 155 Billion Milestone Mean Going Forward?

Abu Dhabi entered 2026 after recording approximately AED 142 billion in transactions during 2025.

Exceeding that figure before the end of August is an important indication of the scale at which the market is now operating.

It does not guarantee that property prices will continue rising at the same rate indefinitely.

No property market moves in a straight line.

But it does demonstrate substantial liquidity, investor participation and confidence in Abu Dhabi real estate.

For long-term investors, I believe the next phase will increasingly be about quality rather than simply market participation.

The strongest opportunities should be properties where location, scarcity, developer credibility, pricing and future demand align.

Those are the assets I would focus on as Abu Dhabi moves through the remainder of 2026 and into its next stage of development.

How much were Abu Dhabi property transactions worth during the first eight months of 2026?

How much were Abu Dhabi property transactions worth during the first eight months of 2026?

Abu Dhabi recorded approximately AED 155 billion, equivalent to around USD 42 billion, in real estate transactions between January and August 2026. This was already higher than the approximately AED 142 billion recorded during the whole of 2025.

Why are Abu Dhabi property transactions growing so quickly?

The growth is being supported by strong sales activity, substantial off-plan demand, increasing foreign investment, new residential developments and broader investor confidence in Abu Dhabi. Foreign direct investment in real estate reached AED 13.8 billion during H1 2026, with non-resident investors from 116 nationalities participating in the market.

Is Abu Dhabi still a good place to invest in property in 2026?

The market indicators remain strong, but investment decisions should be property-specific rather than based only on overall market growth. Location, purchase price, developer quality, future supply, rental demand and investment horizon should all be considered. Investors can read my detailed analysis of the Abu Dhabi real estate outlook for H2 2026 before comparing individual opportunities.

Is off-plan property popular in Abu Dhabi?

Yes. ADREC reported that off-plan transactions accounted for approximately 89% of residential sales value during H1 2026. Buyers considering new developments can compare current off-plan properties in Abu Dhabi with NAS Luxury Real Estate, including projects across Yas Island, Saadiyat Island, Hudayriyat Island, Al Raha Beach and other investment locations.

Will Abu Dhabi property prices keep increasing?

No one can guarantee future property-price growth. Current transaction volumes, foreign investment and demand indicators are positive, but future performance will vary significantly by community and property type. Investors should consider upcoming supply, comparable transaction prices, rental demand, developer reputation and their intended holding period before purchasing.
