Al Reeman View Abu Dhabi: Is This Al Shamkha Project Worth Considering?

Abu Dhabi’s off-plan market is becoming increasingly diverse. While many buyers naturally focus on Saadiyat Island, Yas Island or Al Reem Island, there is also growing residential activity in developing areas such as Al Shamkha.

Al Reeman View is one of the newer projects entering this part of the market.

Developed by MAINZER ART REAL ESTATE DEVELOPMENT – L.L.C – S.P.C, Al Reeman View is a five-level residential building in Al Reeman, Al Shamkha. The project offers just 40 one- and two-bedroom apartments, with current prices starting from AED 830,000 and handover scheduled for December 2027.

For me, the project is interesting primarily because of three things: its relatively accessible entry price, its limited number of apartments and its location within a part of Abu Dhabi that continues to expand residentially.

A Small Residential Project Rather Than Another Large Tower

One of the first things I look at when reviewing an off-plan development is the total number of units.

Al Reeman View contains only 40 apartments.

That immediately gives it a different character from larger residential towers where hundreds of similar units may eventually compete with each other for tenants and resale buyers.

The residences are available in one- and two-bedroom configurations, which are also among the most practical property types for investors targeting professionals, couples and smaller households.

A smaller building does not automatically mean stronger returns, but limited internal supply is something I consider when assessing future competition within a development.

Al Reeman View Prices Start From AED 830,000

Mainzer Art currently advertises Al Reeman View apartments from AED 830,000.

The developer also currently shows a two-bedroom Type 1 apartment at approximately AED 1.007 million.

However, buyers should never judge an investment solely on the headline starting price.

Before purchasing, I would compare the actual price per square foot, apartment size, layout efficiency, floor level, orientation and expected future service charges.

Two apartments in the same development can produce very different investment outcomes depending on the price paid and the quality of the individual unit.

Smart Technology Is Part of the Project Positioning

Mainzer Art is positioning Al Reeman View around modern design and smart-home functionality.

The developer highlights AI-powered smart-home technology across its residences, allowing residents greater control over their living environment.

The building itself follows a contemporary architectural style with clean lines and practical residential layouts.

This is important because Al Reeman View is not trying to compete as a resort-style development.

Its appeal is more practical: modern apartments, smart technology, a developing residential location and a comparatively accessible purchase price.

Why Al Shamkha Matters

When I analyse Al Reeman View, I would spend as much time looking at Al Shamkha as I would the building itself.

ADREC registers the project in Al Shamkhah within the SH36 community.

The wider district benefits from road connectivity towards Zayed International Airport, Yas Island and other parts of Abu Dhabi.

Al Shamkha has traditionally been associated heavily with villa communities, but the residential profile of the area is changing as more apartment projects and master-planned developments enter the market.

That creates both an opportunity and a point that investors need to monitor.

More development can improve the overall attractiveness of a district, bring additional services and increase the number of people considering the area.

At the same time, additional residential supply means investors need to choose the right project and the right unit rather than assuming every new property in the area will perform equally well.

What I Would Check Before Buying

There are several details I would want confirmed before recommending a particular unit in Al Reeman View.

The first is the final price per square foot.

The second is the apartment layout. Efficient layouts generally matter more than simply buying the largest unit.

I would also review the floor, orientation, natural light, expected service charges and the final confirmed amenities.

The active payment plan should also be checked directly before reservation.

Mainzer Art states that buyers will be guided through a payment plan during the reservation process, but a definitive percentage-based schedule is not currently displayed on the public project page.

Because different third-party websites currently advertise different payment structures, I would not use those figures until they are confirmed in current developer documentation.

Is Al Reeman View a Good Investment?

I would describe Al Reeman View as an interesting entry-level off-plan opportunity rather than a speculative luxury investment.

The project has several positives.

There are only 40 apartments, prices currently start from AED 830,000, the layouts focus on practical one- and two-bedroom configurations, and the location provides exposure to the continued development of Al Shamkha.

Its December 2027 handover also gives the surrounding district additional time to mature.

But I would not buy purely because the project appears affordable.

The strongest investment will still depend on selecting the right apartment at the right price.

For someone with an AED 800,000 to AED 1.1 million budget, I would compare Al Reeman View against other new and ready properties across Abu Dhabi before deciding where the best risk-adjusted opportunity currently sits.

That comparison is more valuable than simply asking whether Al Reeman View itself is a good project.
