Hudayriyat Golf Estates has already become one of Abu Dhabi’s most important luxury residential launches. But within the wider golf community, one component deserves to be looked at separately: Hudayriyat Golf Estates Waterfront.
The official Abu Dhabi real estate directory classifies Hudayriyat Golf Estates Waterfront as a Plot project on Al Hudayriyat Island. This is important because it distinguishes the Waterfront project from the separately registered Hudayriyat Golf Estates Villas and Townhomes developments.
For me, that distinction changes the investment conversation.
This is not simply another villa type within a large masterplan. It represents exposure to waterfront land inside a gated golf-focused community on one of Abu Dhabi’s fastest-developing premium islands.
Why Hudayriyat Golf Estates Matters
Hudayriyat Golf Estates is being developed by Modon Holding, one of the main developers shaping Hudayriyat Island.
The wider community combines golf, waterfront scenery, landscaped open space and large private residences within a low-density residential environment.
Modon describes the development as an elite gated community built around an 18-hole golf setting, with Andalusian-inspired architecture, fairways, water channels and extensive green spaces. Its residential collection includes townhomes, villas and golf mansions.
What makes the Waterfront component particularly interesting is that the official registration identifies it independently as a plot development.
For buyers who value land, privacy and location scarcity, that can create a very different long-term proposition from purchasing a standard completed residence.
A Waterfront Position Inside a Golf Community
Waterfront property is already limited by nature.
Golf-front property is also limited because the amount of developable land directly facing open fairways is fixed.
Putting both elements together within an island community creates a much harder product to reproduce.
That is one of the strongest aspects of Hudayriyat Golf Estates.
Modon says the wider development integrates dual waterfront and fairway views with a 95-hectare golf landscape. A 2.3-kilometre green spine connects the community with facilities including a clubhouse, wellness and fitness spaces, retail, leisure, co-working areas and a school.
For a waterfront plot buyer, the land itself should therefore be evaluated together with the environment surrounding it.
The exact position of the plot, water outlook, privacy, neighbouring properties and relationship with the golf landscape may eventually matter more than headline plot size alone.
The Official Registration Matters
There is a lot of information online about Hudayriyat Golf Estates, and this is exactly where buyers need to be careful.
The official Abu Dhabi directory currently distinguishes three separate components:
Hudayriyat Golf Estates Villas, Hudayriyat Golf Estates Townhomes and Hudayriyat Golf Estates Waterfront.
The Waterfront component is classified as Plot, while the other two are registered separately.
This means buyers should not automatically apply villa specifications, bedroom counts or mansion prices to the Waterfront plot project.
Information about Golf Mansions, Fairway Villas or Range Villas belongs to the wider Hudayriyat Golf Estates residential collection, not automatically to every waterfront plot.
That is why I would use the DARI and ADREC registration as the starting point when analysing this specific opportunity.
Record Demand for the Wider Golf Estates Launch
The wider project has already demonstrated exceptional market demand.
In July 2026, Modon announced that Hudayriyat Golf Estates generated more than AED 13 billion in sales within days of launch.
Approximately 1,700 residences were sold, and Modon described the result as the highest publicly recorded sales value for a single residential project launch in the UAE.
The buyer mix was also significant: 15% were non-UAE residents, while 81% were new customers to Modon.
Those numbers do not directly establish the value of an individual Waterfront plot.
They do, however, show substantial buyer confidence in the overall Hudayriyat Golf Estates concept.
For land buyers, that matters because future plot value will be influenced not only by the land itself but also by the strength and maturity of the surrounding community.
Why Hudayriyat Island Strengthens the Story
The second major factor is location.
Hudayriyat is developing as much more than a residential island. It already has a strong identity around outdoor sport, cycling, beaches, leisure and wellness, while Modon continues to introduce new residential communities across the island.

Hudayriyat Golf Estates adds another layer to that story by introducing an integrated golf community rather than simply another waterfront neighbourhood.
Modon currently describes Hudayriyat Golf Estates as an ultra-low-density golf-front community with privacy, space and direct access to Hudayriyat’s established lifestyle environment.
What I Would Look for in a Waterfront Plot
With a premium land purchase, I would not start with price.
I would start with the plot itself.
The strongest waterfront plots usually have characteristics that cannot easily be altered later: an unobstructed view, a strong orientation, sufficient privacy, good proportions and limited interference from neighbouring development.
I would examine the plot’s exact position relative to the water, surrounding roads, future residences and community facilities.
I would also want to understand the approved building regulations before purchase.
Plot coverage, permitted built-up area, setbacks, height restrictions, architectural guidelines and landscaping requirements can all materially affect what can ultimately be built.
For a buyer planning a highly customised residence, these details are fundamental.
Handover and the Wider Community Timeline
Modon currently states that the wider Hudayriyat Golf Estates community is expected to be ready by August 2030, while its project listing uses Q3 2030 as the handover period.
For Waterfront plots specifically, however, buyers should rely on the dates and obligations contained in the individual plot sale agreement rather than automatically applying the general villa or townhome schedule.
Land purchases work differently from purchasing a completed off-plan villa.
The buyer may eventually need to coordinate design approvals, construction timelines and community regulations, so the development schedule becomes part of a broader planning process.
My Investment View
I see Hudayriyat Golf Estates Waterfront as a land and scarcity opportunity rather than a conventional off-plan property investment.
Its attraction comes from the combination of three things that are inherently difficult to manufacture in unlimited quantities: waterfront land, a golf-oriented environment and an island location close to Abu Dhabi.
The wider Golf Estates launch has already demonstrated extraordinary buyer demand, while Hudayriyat itself continues to develop into one of Abu Dhabi’s most significant premium residential destinations.
But I would still be selective.
In a plot project, buying the right location within the masterplan is more important than simply owning land within the project.
A superior waterfront position with privacy and a protected outlook can have a very different long-term profile from a less desirable plot in the same community.
That is why I would compare the exact plots available rather than make a decision based only on the Hudayriyat Golf Estates name.
