Where Your Children Will Go to School Can Shape Where You Buy Your Home

When a family asks me where they should buy a home in Abu Dhabi, I rarely look at the property in isolation.

The villa matters. The apartment layout matters. The view, plot size, community facilities and purchase price all matter.

But for families with children, there is another question that can completely change the shortlist:

Where will the children go to school, and what will that journey look like every morning?

That question is becoming increasingly important in Abu Dhabi.

Several internationally recognised schools have now been officially announced across Saadiyat Island, Jubail Island, Fahid Island and other growing parts of the emirate. At the same time, established institutions such as Cranleigh Abu Dhabi are investing in significant new campuses.

From a property perspective, what interests me most is not simply that Abu Dhabi is getting more schools.

It is where these schools are being built.

In several cases, the school is being integrated directly into a new residential masterplan. Gordonstoun is coming to Jubail Island. King’s College School Wimbledon is being developed on Fahid Island. Al Ghadeer British School is being incorporated into the wider Al Ghadeer community. Harrow and Cranleigh are further strengthening Saadiyat Island’s education offering.

For families buying today, this creates an important opportunity to think ahead.

Instead of asking only, “Where are the best schools in Abu Dhabi now?”, it may also be worth asking:

Which communities could become some of Abu Dhabi’s most convenient family locations once these announced schools open?

As of September 2026, these are the major publicly announced new schools and significant new school campuses that I believe property buyers should be watching.

Opening dates can change because of construction, licensing and regulatory requirements. I therefore recommend checking the latest school information before making a property decision primarily around a future campus.

1. Gordonstoun Jubail Island: One of the Most Interesting School and Property Connections

Gordonstoun is probably one of the school announcements I find most interesting from a real estate perspective.

The Scottish school is bringing its educational model to Abu Dhabi through Gordonstoun Jubail Island.

International Education Holding, the school’s operator in Abu Dhabi, currently confirms that Gordonstoun Jubail Island is scheduled to open in September 2027. It describes the campus as ADEK licensed and confirms that it will be the first Gordonstoun education offered in the Gulf.

There is an important detail here because older Jubail Island information carried earlier opening dates. For property buyers looking at the school today, I would use the operator’s current September 2027 timeline rather than those older schedules.

But the opening date is not the most interesting part for me.

The location is.

Gordonstoun Will Be in Ain Al Maha

Jubail Island’s current lifestyle information specifically identifies Gordonstoun School as being located in Ain Al Maha.

That immediately makes Ain Al Maha one of the most relevant residential locations for families who are seriously considering Gordonstoun.

Ain Al Maha is a premium waterfront village within Jubail Island. The official Jubail Island information describes it as a community of waterfront villas surrounded by mangroves, estuaries and coastal landscapes. Its original residential release comprised 240 waterfront villas.

This is important because I would not describe Ain Al Maha itself as a townhouse community. The developer’s official material identifies the residential product here as villas.

For a family wanting both Gordonstoun and a premium villa lifestyle, the connection is therefore very direct: the school and the homes are being developed within the same part of Jubail Island.

What Else Should Families Consider Near Gordonstoun?

For families considering Gordonstoun, Ain Al Maha and the wider Jubail Island community should naturally come first, as the school itself will be located within Jubail Island.

Beyond Jubail, buyers can also compare the surrounding premium island communities within this wider Abu Dhabi coastal corridor.

Ramhan Island is particularly relevant for families seeking another low-density waterfront villa destination. Developed by Eagle Hills, Ramhan is centred around private waterfront villas, mangroves, marina living and a resort-style environment.

Saadiyat Island is another strong alternative for families who want established premium villas and apartments together with a well-developed education, cultural and lifestyle ecosystem.

Fahid Island also deserves consideration, particularly for buyers planning several years ahead. The new Aldar island is being developed with apartments, townhouses and future luxury villas, while King’s College School Wimbledon will form part of its masterplan.

The main communities worth comparing are therefore:

Jubail Island — the most direct option for Gordonstoun, with Ain Al Maha offering premium waterfront villas.

Ramhan Island — a low-density waterfront villa destination focused on privacy, nature and island living.

Saadiyat Island — an established luxury residential destination with villas, apartments and a strong education and cultural ecosystem.

Fahid Island — a new Aldar waterfront community with future villas, apartments and King’s College School Wimbledon integrated into the masterplan.

Why Gordonstoun Could Strengthen Jubail Island’s Family Appeal

Jubail has traditionally been associated with mangroves, waterfront living, privacy and low-density development.

But the island is becoming much more complete.

LEAD Development reported in April 2026 that more than 1,000 homes had already been completed and handed over, while the masterplan continues to develop retail, leisure and everyday community infrastructure.

Education is now part of that evolution.

The island already includes the Redwood Center of Excellence for younger children, while Gordonstoun adds a major K-12 institution. Jubail’s own lifestyle information places Redwood in Souk Al Jubail and Gordonstoun in Ain Al Maha.

For families looking at long-term ownership, that can make Jubail considerably more interesting than looking at the villas alone.

2. Harrow International School Abu Dhabi: Saadiyat’s Education Story Gets Stronger

Saadiyat Island already has one of Abu Dhabi’s strongest combinations of premium real estate, culture, beaches and education.

Harrow strengthens that position.

Abu Dhabi Investment Office confirmed the development of Harrow International School Abu Dhabi on Saadiyat Island as the first Harrow International School site in the GCC and the first boarding school in Abu Dhabi.

There has also been a timeline update.

Taaleem’s more recent investor information lists the planned launch of Harrow School Abu Dhabi for September 2027, with a planned capacity of approximately 1,800 students.

This is why I believe buyers need to be careful with future-infrastructure information.

The original announcement may remain online long after the project timetable changes.

Always use the newest credible information available.

Where Would I Buy if Harrow Was a Priority?

I would start with Saadiyat Island itself.

For villa buyers, communities such as Saadiyat Lagoons, Hidd Al Saadiyat and the established villa districts on the island naturally deserve consideration.

For apartment buyers, Saadiyat provides a much broader choice through areas such as Mamsha Al Saadiyat, Saadiyat Grove, Manarat Living and the wider Cultural District.

But I would also compare Jubail Island and Reem Hills.

Why?

Because buying near a school is ultimately a balance between convenience and the property itself.

A family may prefer a large waterfront villa on Jubail rather than an apartment on Saadiyat.

Another family may find that a townhouse or apartment in Reem Hills fits their budget and space requirements better.

The closest property is not necessarily the best property for that particular family.

3. Cranleigh Abu Dhabi’s New Campus: Another Major Investment in Saadiyat

Cranleigh needs to be treated differently from Gordonstoun, Harrow and King’s College School Wimbledon because Cranleigh Abu Dhabi is already operating.

The new development is a major relocation and expansion of its Prep and Senior campus.

In June 2026, Aldar Education and Cranleigh UK announced an AED 385.8 million investment in a new purpose-built facility on Saadiyat Island.

The campus is scheduled to open during the 2027–2028 academic year, will accommodate up to 2,178 students and will sit directly beside Cranleigh’s existing Pre-Prep campus.

For Saadiyat property buyers, I see this as part of a much bigger story.

The attraction is not just one individual school.

It is the concentration of education.

With Cranleigh expanding and Harrow coming to the island, Saadiyat continues to develop alongside existing institutions such as the American Community School and NYU Abu Dhabi.

That helps Saadiyat compete not only as one of Abu Dhabi’s leading luxury addresses, but also as a serious long-term family location.

What Homes Should Families Compare Near Cranleigh?

The answer depends heavily on property type.

A family looking for a large private villa may compare Saadiyat Lagoons, Hidd Al Saadiyat or other established Saadiyat villa communities.

A family wanting an apartment could look at Mamsha, Saadiyat Grove, Manarat Living and the wider Cultural District.

This diversity is one of Saadiyat’s advantages.

The same broader island can serve a family looking for a large villa, a beachfront apartment or a lower-maintenance city-style residence.

4. King’s College School Wimbledon: Why Fahid Island Is Different

Fahid Island is perhaps the clearest example of education being incorporated into a completely new Abu Dhabi residential destination from an early stage.

Aldar Education and King’s College School Wimbledon have officially partnered to establish the school’s first regional campus on Fahid Island.

The school is scheduled to open in September 2028, subject to ADEK and other regulatory approvals.

The campus will cover approximately 50,000 square metres and accommodate up to 2,220 students.

The property relationship is particularly clear because the school is part of Fahid Island’s own masterplan.

What Can Families Buy Near King’s College School Wimbledon?

The most direct answer is Fahid Island itself.

Aldar initially launched Fahid Beach Residences and The Beach House, followed by Fahid Beach Terraces.

Fahid Beach Terraces is particularly interesting from the school-proximity perspective because Aldar specifically states that King’s College School Wimbledon will be within walking distance.

The wider Fahid masterplan is planned to contain more than 6,000 residences, including apartments, townhouses and ultra-luxury beach and mangrove villas.

That gives Fahid a very different proposition from buying in an already mature area and waiting for education infrastructure to arrive later.

The homes and school are being developed as parts of the same destination.

Should Yas Island Buyers Also Watch Fahid?

Absolutely.

Fahid sits between Yas Island and Saadiyat Island.

For someone who wants an established villa today rather than waiting for future villa releases on Fahid, Yas Island communities can form part of the comparison.

Saadiyat provides another alternative from the other side.

This creates an increasingly important residential corridor:

Yas for entertainment and established family communities.

Fahid for a new wellness-led waterfront destination.

Saadiyat for culture, premium real estate and an increasingly dense education ecosystem.

For a family planning ten or fifteen years ahead, the relationship between these three islands is worth understanding.

5. Epsom College Abu Dhabi: Confirmed School, Location Still to Come

Epsom College is another highly recognised British institution officially coming to Abu Dhabi.

Epsom College Abu Dhabi is expected to open in September 2028 through a partnership with NEMA Education.

The planned school will be co-educational, offer education from Early Years through Sixth Form and eventually accommodate approximately 2,000 to 2,500 students.

However, there is one important piece of information that has not yet been publicly confirmed:

The precise Abu Dhabi campus location.

For that reason, I would not recommend a particular residential community near Epsom today.

I would rather wait for the official site announcement.

Once the location is confirmed, the surrounding villa, townhouse and apartment market can be assessed properly.

I believe this is particularly important when buying property based on future infrastructure.

Confirmed information is useful.

Assumptions are not.

6. NEXT Generation International School: Madinat Al Riyadh

NEXT Generation International School is another planned addition to Abu Dhabi’s future education landscape.

Sama Holdings currently lists the project in partnership with ADEK in Madinat Al Riyadh.

The proposed school will follow American California academic standards, cover Pre-K through Grade 12, have planned capacity for approximately 1,500 students and target a 2028/29 opening. The project is currently described as being in a preliminary phase.

This one requires a slightly different property approach.

Unlike Gordonstoun or King’s College School Wimbledon, it is not currently being presented as the educational anchor of one major international freehold master community.

For property buyers, I would therefore look at the wider residential corridor rather than claiming one development is directly beside the school.

Alreeman and Reeman Living are relevant options around the Al Shamkha side of the market, particularly for buyers considering apartments or residential investment opportunities.

The wider Zayed City corridor is also worth following as new family housing and infrastructure continue to develop.

But until the campus and road access are further advanced, I would describe these as surrounding-area options rather than doorstep communities.

7. Al Ghadeer British School: A School Integrated Into a Family Community

Al Ghadeer is another example where the school-property relationship is very clear.

Aldar has confirmed that Al Ghadeer British School is scheduled to open for the 2030 academic year.

The school will follow the British curriculum, be operated by Aldar Education and have capacity for more than 2,800 students.

What makes this particularly relevant to property buyers is that education is being placed at the centre of the wider Al Ghadeer community.

Al Ghadeer Gardens itself consists of 437 villas and townhouses, with two-, three- and four-bedroom homes within a walkable, nature-led masterplan.

This makes the school an integral part of the family proposition rather than simply another facility somewhere in the surrounding area.

Who Should Consider Al Ghadeer?

The buyer profile is quite different from Saadiyat, Jubail or Fahid.

Al Ghadeer’s appeal is not based primarily on beachfront luxury.

It is about family housing, space, community infrastructure and its strategic position along the Abu Dhabi–Dubai corridor.

For a household where one family member works closer to Abu Dhabi and another has regular commitments in Dubai, that location can make a lot of sense.

The future British school strengthens that proposition further.

What These School Announcements Tell Me About Abu Dhabi Real Estate

When I look at these developments together, I see a clear change in the way new Abu Dhabi communities are being built.

Gordonstoun is being integrated into Jubail Island.

Harrow is strengthening Saadiyat.

Cranleigh is making another major investment on Saadiyat.

King’s College School Wimbledon is being built into Fahid Island.

Al Ghadeer British School is being incorporated into Al Ghadeer’s family infrastructure.

This is important because a successful residential community requires much more than attractive houses.

Families need schools, nurseries, supermarkets, parks, healthcare, recreation and practical road connections.

A beautiful villa can convince someone to buy.

A complete community can convince them to stay.

And for long-term property markets, that distinction matters.

Does Buying Near a Good School Increase Property Value?

It can strengthen demand, but I would never present it as a guarantee.

A respected school can make an area more attractive to families.

For an end user, shortening the school run has real everyday value.

For a landlord, a strong family-oriented location can broaden the pool of potential long-term tenants.

And for an owner selling later, having a recognised school within or close to the community can become another reason why a buyer prefers that location.

But property performance still depends on the price you pay, property quality, developer, supply, exact position, layout, future competition, road infrastructure and wider market conditions.

School proximity is one advantage.

It should never be the entire investment strategy.

Which School and Community Combination Stands Out Most?

There is no single winner because each location serves a different buyer.

If I were advising someone looking for premium villa living surrounded by nature, Gordonstoun and Jubail Island would be one of the combinations I would watch most closely, particularly Ain Al Maha.

If the priority is a mature luxury destination with a growing concentration of educational institutions, Saadiyat is extremely difficult to ignore.

If the family is willing to look several years ahead and wants to be part of a completely new waterfront destination, King’s College School Wimbledon strengthens the long-term case for Fahid Island.

And if affordability, family housing and Abu Dhabi–Dubai connectivity are higher priorities, Al Ghadeer British School adds another meaningful piece to the Al Ghadeer story.

Different families will reach different conclusions.

That is exactly how it should be.

How I Would Help a Family Choose

I would never start the conversation with:

“What is the closest property to the school?”

I would start with the family’s actual life.

Where do the parents work?

Which curriculum do they prefer?

How old are the children?

Do they want an apartment, townhouse or villa?

What is the purchase budget?

How much space do they need?

Are they comfortable buying off-plan?

How long do they expect to own the property?

And how important is the school commute compared with everything else?

Those answers can completely change the recommendation.

A family considering Gordonstoun may decide that an Ain Al Maha waterfront villa is exactly what they want.

Another family may prefer a different part of Jubail or Reem Hills because the property type and budget work better.

A family looking at Harrow may want a large Saadiyat villa.

Another may prefer an apartment because they value convenience and lower maintenance more than a private plot.

The right answer is not always the property closest to the school.

It is the property that makes the family’s entire life work.
